Real Estate Lien Notes 
This is our main activity. We buy notes on properties no more then 80 miles from our location. In North Texas, that’s about a 90 minute drive. We are more interested in the collateral than in the credit of the maker of the note. In all of our deals, (about 600 at last count), we have only have had about 8 foreclosures. When we didn’t have the funds to buy, we “borrowed”, without personal liability, from our list of local investors. If the note pre-paid, the investor was paid-off based on his loan balance, but all the discount and other advantages remained with us. We could always borrow more then we were paying for the note so we had almost as much up front cash as we would have made simple by flipping.
Sale Lease Back Transactions
There are always people in every community who need financial help. Under this program, we buy their property, lease it back, and give them an option to buy it back from us at LESS THEN WE PAID THEM FOR IT!. Life Insurance Policies
We have brokered several policies. The industry is looking for policies of at least $500,000. The elderly owner is going to give up the policy because the need for it is no longer there, or they can not afford to make the premium payments. This is excellent cash flow. Commercial Real Estate Loans
We pay nice referrals on loans secured by real estate. Minimum $100,000.00 If you find a client needing a loan, call us. We don’t do residential loans.
One point, never say “Sorry we don’t do those”. Always say, “Tell me about your situation and I will try and help you”. There is always someone willing to help you for a piece of the fee or a referral fee.
